Every client of mine, who is contemplating sale of her house or apartment, receives from me:
- A thorough analysis of the housing conditions in the immediate neighborhood including the information on the asking and sale price of comparable properties placed recently for sale
- Development of the detailed sale strategy, including:
- Timing (to make sure that the house goes on sale at the time when other comparable house in the neighborhood is available for sale)
- What, if any, improvements need to be made in the house in order to maximize its sale price (while taking into consideration the market demands, legal compliance issues and seller’s particular financial situation)
- What needs to be done around the house in order to increase its “curb appeal” – that is to make it more desirable in the eyes of potential buyers.
Since 2002, I have been publishing The “Neighborhood Letter” where I inform local property owners of the local residential market conditions and latest developments, and give them advice as to how prepare their properties for sale. For those, whom I represent in the sale of their house or apartment, I do the following:
- Create a virtual tour around the house. Prospective purchasers, using Internet, can “visit” the house without leaving their office or home.
- Place the information on the property on the Multiple Listing Service (MLS) and Internet. Thousands of brokers representing prospective buyers search the MLS listings daily and become aware of my client’s property within minutes after it is placed for sale.
- Conduct open houses for brokers where I present my client’s property in the most advantageous way.
- Advertise the property in central and local newspapers, including The New York Times.
- Conduct open houses for public.
- Assist my client with (or, sometimes, represent the client in) negotiations with the prospective buyer.
- All my clients know that they can call me for advice virtually any time, 7 days a week.
